Home Owners Association

Home Owners Associations (HOAs) are common to keep condominiums’ public space and works maintained. After only a short walk through Playa Vista, it is clear that the quality of our outdoor spaces as well as the luxury amenities throughout the community are of top priority for our resident’s comfort and lifestyle. In Playa Vista, there are two HOAs - one for Playa Vista’s Parks and Landscapes, and another for the Individual Building Maintenance. The Parks and Landscapes HOA brings patrolling security, community events and concerts, high speed internet, cable, and landscaping to your everyday experience, while the individual HOA supports water usage and insurance for common areas, building maintenance and management.

Mello Roos

Mello Roos is a bond given to new districts to create infrastructure and to complete public works. Because Playa Vista is a new community, this translates into state-of-the-art water reclamation, underground electrical wiring, and new roads for each building and business. This bond is repaid to local government by collecting an annual assessment at the same time as property taxes and is based on the square footage of your property. Community Enhancement Fee

The Playa Vista Community Enhancement Fee is a one-time fee that supports the community’s many events such as concerts, movie nights, and on-going conservation of the Ballona Wetlands. Each time a home is sold, 0.75% of the purchase price is paid to the Playa Vista Community Services (PVCS). Commonly, part of the negotiation process includes whether the buyer or seller will be responsible for this fee.
